Smartworks Coworking gains on Rs 102 crore rental commitment from UK-based client

Under the latest expansion, Smartworks has leased more than 930 additional seats to the client at its Pune campus. This increases the client's total occupancy with the company to over 1,730 seats. The new agreement is for 60 months and is expected to generate committed rental revenue of approximately Rs 58 crore. Combined with the existing engagement, the total expected rental commitment from the client is estimated at around Rs 102 crore. Smartworks said enterprise customers continue to be its key growth driver. Clients with 300 or more seats contributed around 69% of rental revenue as of 31 March 2026, while multi-city clients accounted for approximately 31% of total revenue. More than 90% of the company's revenue came from enterprise customers. As of 31 March 2026, Smartworks managed approximately 16.1 million sq. ft. of office space across 66 centres in 15 cities in India and Singapore. The company provides managed office campuses for large enterprises by leasing commercial buildings and offering integrated workspace solutions. On a consolidated basis, Smartworks Coworking Spaces reported net profit of Rs 16.62 crore in Q4 March 2026 as against net loss of Rs 8.30 crore in Q4 March 2025. Dilip Deshmukh as a Non-Executive and Independent Director of the Company, subject to the approval of the Company's shareholders. Rajeev Krishnamuralilal Agarwal is a distinguished former Whole-Time Member of the Securities and Exchange Board of India (SEBI) and an Indian Revenue Service (IRS) officer from the 1983 batch. During his tenure at SEBI, he oversaw key policy and regulatory areas including securities markets, mutual funds, foreign portfolio investments, market intermediaries, surveillance and enforcement. He also played an important role in significant regulatory reforms, including the introduction of the Offer for Sale (OFS) mechanism, strengthening market governance frameworks, and enhancing investor protection. He currently serves on the boards of several leading listed and financial services companies. Justice (Retd.) Dilip Deshmukh is a distinguished legal and judicial veteran with over four decades of experience across the judiciary and corporate adjudication. He previously served as Chairman of the Company Law Board (now the National Company Law Tribunal) and as a Judge of the Chhattisgarh High Court. Following his judicial tenure, he has established a practice in domestic and international arbitration. His deep expertise in corporate law, governance and judicial administration will further enhance the Board's governance capabilities.

Revenue from operations jumped 44.99% YoY to Rs 519.68 crore in the quarter ended 31st March 2026. The company reported pre-tax profit of Rs 22.24 crore in Q4 FY26 compared with pre-tax loss of Rs 4.94 crore in Q4 FY25. Normalised EBITDA stood at Rs 99 crore during the quarter, up 71% YoY. In Q4 FY26, total footprint (including LOIs) stood at 16.1 million sq ft across 66 centres in 15 cities (including Singapore), up 37% YoY. On annual basis, the company reported consolidated net profit of Rs 10.52 crore in Q4 FY26 comparedwith net loss of Rs 63.17 crore in Q4 FY25. Revenue from operations jumped 30.69% to Rs 1,795.80 crore in FY26 compared with Rs 1,374.05 crore in FY25. On outlook front, the company enters FY27 with a strong multi-year contracted rental revenue visibility of more than Rs 5,200 crore. It added that the structural outlook for the sector remains strong, India's office market absorbed a record 83 million square feet in 2025, with Q1 calendar 2026 clocking the highest first-quarter gross leasing ever recorded. Neetish Sarda, founder and managing director, Smartworks, said, 'FY26 was our first financial year as a listed company, and one where growth, profitability, and capital efficiency improved together. We delivered our strongest full-year performance, with revenue growing 31% to '1,796 crore, normalised EBITDA up 75%, and ROCE more than doubling to 16%. We also achieved full-year PAT profitability under Ind AS, reinforcing the durability of our model. During the year, we became the first listed flex workspace platform in India to cross 10 million square feet of operational portfolio.
